If you want some help please to give more details when you post (and google may be an handy friend if you have difficulties to write your posts)
So currently I am sorry but I don't yet understand what is your issue.
To get an FTP access depends from where you try to connect you.
- From your LAN, you can use the local IP of your NAS (I assume that it is 192.168.1.12) or the nas name. I advice you to use it instead of NAS IP.
- From a remote access (WAN), you need before doing several additional settings as writting in the help page.
